What does it cost to sell a home in Massachusetts?
Typical costs include brokerage compensation, your attorney, deed stamps (excise tax), any repairs or credits, and your mortgage payoff. I give every seller a net proceeds estimate before we list.
Do I need a smoke and carbon monoxide certificate to sell?
Yes. Massachusetts requires a smoke and CO compliance certificate from your local fire department before closing. I help you schedule it early so it never delays the sale.
My home has a septic system. What do I need?
Most Massachusetts sales require a passing Title 5 septic inspection, common in Dartmouth, Westport and Acushnet. I help you time the inspection and plan for any repairs before buyers find surprises.
